We offer hard money, stated income (bank statement), DSCR, conventional, and specialty programs including construction, fix & flip, bridge, and equity cash-out loans ranging from $50K to $10M.

Hard money loans can close in as little as 48 hours. Stated income and DSCR loans typically close within 2–4 weeks. Conventional loans follow standard timelines.

Hard money loans have no credit minimum — they're equity-based. Stated income requires 620+, DSCR requires 660+, and conventional requires 620+.

Investors fund individual loans secured by a first mortgage on the property (first-lien trust deeds). Returns of 10%+ are earned through monthly interest payments. Hillcrest handles all servicing.

Your investment is secured by real estate. In case of default, Hillcrest initiates collections and, if necessary, foreclosure proceedings. Investors have first-priority claim on the property.
