About the California Department of Real Estate

The California Department of Real Estate (DRE) is the state agency responsible for the licensing and regulation of real estate brokers, salespersons, and other real estate professionals in California. The DRE protects consumers by ensuring that real estate licensees meet minimum qualifications, adhere to professional standards, and comply with California real estate law.

Hillcrest Lending holds a California Real Estate Broker license (DRE #02114219), which authorizes us to arrange and service real estate-secured loans, including trust deed investments, in accordance with the California Real Estate Law (Business and Professions Code Sections 10000 et seq.) and the regulations of the Real Estate Commissioner.

DRE Advertising Regulation Compliance

Hillcrest Lending complies with all DRE advertising regulations as set forth in Business and Professions Code Section 10140.6 and California Code of Regulations Section 2770 et seq. In accordance with these requirements:

• All advertisements include the responsible broker's identity as licensed by the California DRE.
• Our DRE license number is disclosed on all advertising materials.
• Advertisements do not contain misleading or deceptive statements regarding loan terms, rates, or conditions.
• All required disclosures are included in accordance with DRE regulations and the Truth in Lending Act (TILA).
• Advertisements for trust deed investments comply with Business and Professions Code Section 10232 et seq. and include all required risk disclosures.

Consumers can verify Hillcrest Lending's real estate broker license through the DRE website. To check our license status:

Filing a Complaint

If you have a complaint regarding Hillcrest Lending or any of our licensed individuals, you may file a complaint with the DRE through the following methods:

• Online: File a complaint through the DRE website at www.dre.ca.gov/Consumers/FileComplaint.html
• By Mail: Download and complete a complaint form (RE 519) from the DRE website and mail it to the appropriate DRE regional office.

Real Estate Broker Obligations

As a licensed California real estate broker engaged in mortgage lending and trust deed investment activities, Hillcrest Lending is required to:

• Maintain a trust account for all client funds in compliance with Business and Professions Code Section 10145
• Provide required disclosures to borrowers, including the Mortgage Loan Disclosure Statement (RE 882/883)
• Provide required disclosures to trust deed investors, including the Investor Disclosure Statement
• Maintain records and make them available for DRE audit and examination
• Supervise all licensed salespersons and employees engaged in real estate activities
• Comply with all continuing education requirements
• Maintain errors and omissions insurance
